FABULOUS FLAT IN POSH PONSONBY
Arguably Herne Bay (off Jervois Rd), quiet, architecture, views, gardens

This half-share of a large half-villa may be for you!

AVAILABLE NOW!

Nearby:
Bars, restaurants, shops, public transport, all within 5-10 minutes walk.  4 (soon 5) supermarkets within 5min drive.  Or take leisurely stroll to parks, beaches, or amongst the most expensive houses in Auckland!
Close to CBD and inner city suburbs.

This half villa has excellent insulation, heating and ventilation, so is cool in Summer and warm in Winter.  Double glazing & new front & rear decking is pending.

Your bedroom is off front hall at street level, and overlooks West facing private garden with cherry blossoms in Spring.  This is a gracious, former drawing room with a huge bay window (fireplace likely to be removed).  This room is ~18m2 which is about 3 x a double room in the CBD!  (The high ceilings make it look smaller in the photos).

You also have your own full bathroom with shower over bath.  This room is ~12m2 (again 3 x as big as a bathroom in CBD!)

High ceilings add to sense of spaciousness.

Also at street level are the full kitchen, open plan to dining and lounge (with skylight and heat pump).   This opens onto a generous East facing balcony which captures morning and evening sun.

Below the kitchen is my bedroom and below the living room is my study/daughter's room (separated by our own downstairs bathroom), so we each have privacy.

Below the stairs is a laundry with front loading washing machine, tub, and dryer.

Below the East facing balcony is a courtyard, and beyond that, a good sized rear garden with a vegetable garden tended by landlady neighbour in exchange for our kitchen scraps.  The rear garden is shared with the neighbours and has a washing line.

RENT: $295 pw (was $320pw)
EXPENSES: $30pw single
$40pw couple

PARKING: On quiet street

ABOUT ME:
Late 40s woman studying urban planning after diverse career and time out of workforce.  Vegetarian & open to sharing meals (good cook).  Passion for social & environmental sustainability. Intersectoral feminist, left-wing, Rainbow-friendly, pro-science, & pro-current approach to pandemic

My teen daughter visits w/es & hols (stays occasionally)

ABOUT YOU:
No smoking, drugs, pets
Willingness to communicate proactively, assertively & compassionately
Compatible values

SUPPLIED:
You need only furnish your bedroom, and I might be able to help out there if you have no furniture at all.

New Housing Density Proposal

Many suburbs are now zoned as mixed housing so nothing to stop developers buying properties and putting up low level apartment blocks. This includes suburbs like Westmere and Pt Chev. In fact dozens of suburbs. I suggest you provide feedback. A general rant isn’t good enough - they want specific comments on changes around large and small “town centres’ as well as on incorporating extra protection for areas of special character. You will need to do it on a desktop or grunty laptop as you need the maps and the legend open as well as the feedback form all at the same time. Impossible on a tablet or phone. And to find the special character overlay you have to click on ‘layers’ in the top left corner , choose the second menu block on the left, then scroll down and click on the special character overlay which is greyed out. Yes really. Ridiculous. I will post the link in a seperate box in a few minutes. This is one time you need to tell them what you think

Do you have “all your eggs in one basket” with one finance provider?
A prudent business risk management strategy can be to spread your exposure with more than one funding partner, which may protect your business from the stress of one provider controlling all your assets and funding.

This can be an especially important strategy in funding critical growth phases and help preserve your traditional funding lines. Specialist funders can provide finance or lease options that are matched to the life of assets, their intended use and be sensitive to your specific business needs.
