Motivated buyer looking for 2--3 bedroom house to buy by private sale

My partner and I are looking to buy a 2-3 bedroom house anywhere in inner Auckland (ideally Arch Hill, Pt Chev, Kingsland, Sandringham, Mt Eden or surrounds). If any one is thinking of selling soon or knows someone who might be, and would like to avoid the 3-5% real estate agency fees or having to clean up their property for open homes - let us know.
