✉️ Contact Police (111 for immediate issues or 105 if it is after the fact) if you see people loitering around vehicles or looking into car windows
✉️ Engage in neighbourhood groups so more people can keep an eye out for suspicious activity
These tips are being shared after a 44-year-old woman will appear in Pukekohe District Court on 28 March charged with theft.
An alleged mail thief in the Pukekohe area has hand-delivered herself into Police, following assistance from the community.
Counties Manukau South Senior Sergeant MJ Riddle says Police were aware of locals discussing a mail theft on social media. A report was made to Police at the time in January and had included enough detail including CCTV footage and a vehicle of interest. Following Police enquiries, the woman has brought herself into the Pukekohe Police Station a few days later
“This is a great result for the community and a timely reminder to the public to continue reporting any thefts from letterboxes.”
Senior Sergeant Riddle says
“Our community should be able to receive parcels and mail without concern of interference but unfortunately there are people in our communities who take advantage of opportunities to commit thefts from mail boxes and front porches."
“We encourage anyone who has been the victim of dishonesty offending to report it as soon as possible,” she says."

1️⃣ **Nail the Price:** Setting the right price is like finding the perfect recipe. Too low burns equity; too high, and your listing might get stale. Let a real estate agent work their magic with a free Comparative Market Analysis (CMA) to find that sweet spot.
2️⃣ **Craft Your Marketing:** Once the price is set, it's time to market smartly. Who's your dream buyer? Create a savvy plan to shout out that your home is up for grabs.
3️⃣ **Paperwork Game:** Ah, paperwork! It's a challenge in the FSBO game. From forms to contracts, one tiny mistake can ruin it. If you're skipping the agent, consider a lawyer to navigate the legal maze.
Going solo in real estate has its risks. Feeling overwhelmed? We've got your back!
Reach out anytime. And, if you haven't had a CMA report yet, we'll gladly provide one for free and no obligations.
Happy selling! 🌟

Strategic Use of Curtains and Blinds:
Let your curtains and blinds be your cooling buddies. Keep them closed during the hottest part of the day to block out that intense sunlight. Go for light-colored window treatments – they reflect, not absorb, the heat.
Ventilation:
💨 Maximise airflow by smartly opening windows and doors for a cross breeze. Thinking about installing ceiling fans or using portable fans? Great idea to keep that air circulating efficiently!
Insulation:
Don’t underestimate the power of good insulation! It doesn’t just keep you cosy in winter; it works wonders in maintaining a cool vibe during summer. Pay attention to the attic and roof space!
🌳 Strategic Landscaping:
Nature’s shade! Plant trees strategically around your home to give you that natural coolness. Awnings or pergolas can also create shaded outdoor areas.
🌟 Energy-Efficient Appliances:
If you're appliance shopping, go for the energy-efficient ones. They consume less electricity and emit less heat – a win-win for a cooler home.
Limit Heat-Generating Activities:
When the sun is blazing, avoid using appliances that generate heat. Opt for alternatives like grilling outdoors or air-drying clothes.
Cooling Bedding and Clothing:
Invest in lightweight, breathable bedding and clothing made from natural fibers. Cotton and linen are your summer BFFs.
Seal Leaks and Drafts:
Inspect for leaks and drafts! Seal gaps around windows, doors, and vents to keep that hot air from sneaking in.
Use of Heat-Reflective Paint:
Ever heard of heat-reflective paint? Consider applying it to your roof or exterior walls. It's like sunscreen for your house, reflecting sunlight and keeping things cool.
🌡️ Programmable Thermostat:
Upgrade to a programmable thermostat. It's like having your house on autopilot, optimizing energy usage for maximum comfort.
Implement these strategies, and you can keep your cool during the summer without sweating over energy bills. From simple curtain tricks to more significant insulation upgrades, there's a budget-friendly solution for everyone.
Stay cool, stay comfy, and enjoy the summer vibes without the budget blues! 😎🏡
