Interest rates continue to hold steady with some great rates being offered by some of the banks. Although the Government decision has been announced there is still a settling-in period to come but we are on the road to getting back to normal.

We have seen a steady flow of listings over the past few weeks and it feels like the spring market is starting to bloom. Once the Government swings into full action, it will be upwards and onwards from there. In the meantime, the feeling in both the economy and the property market is that we will just get on with it as we New Zealanders do!
Therefore if you are interested in selling or buying please contact me.

We are only a month away until spring and looking forward to dryer weather but spring in the property market is likely to be late due to the impending election. It is a Kiwi phenomenon that in the months before an election, many industries slow down and take a wait and see approach to what the next three years will bring.

Once the election is done and dusted, the property market will back in full bloom, so if you are looking to make a move or get your property goals sorted before the end of 2017, talk to me now about how we can create a tailored marketing approach for your property.

Get a leap on the popular end of year market by ensuring your home is ready and presentable for sale when the nation is back to business as usual.

The media are thriving on dramatic headlines about the property market dipping and slowing down. However, this normally happens in the winter months and it is an election year which also means that activity does slow in the months coming up to September as we wait to see who will be our PM.

If you are thinking of selling do remember that regardless of what is happening in the market or the economy, people’s circumstances change daily. People are still moving due to a new job, wanting to be near relatives or a particular school which keeps the market ticking along.

It is worth noting that recent sales have proven that sellers who are in touch with the market and have realistic expectations get results. As real estate agents, we are working harder than ever on behalf of our vendors, but that is our job and the Harcourts promise to our clients. Therefore if you are thinking about moving please give me a call.

There is a wide range of properties on the market; infact there is something for everyone, so we are looking forward to continuing the momentum during winter months.

The frantic pace of last year has subsided and we’ve now reverted to a realistic and balanced market. Auctions still continue to produce results, either under the hammer or during the negotiation process following the auction.

As real estate agents, we see our role as simple, but integral to success. It’s our job to introduce the right buyers to the right vendors and facilitate the sale process to ensure the best result for our vendors.

Creating effective marketing campaigns is all part of our service, and in such a crowded market, it can be difficult for your property to stand out from the rest. Our creative approach to marketing is built from an in-depth knowledge of knowing who our target market is and the best methods to reach them. This together with a dash of innovation, allows us to create marketing campaigns that make your home stand out from the rest, while maximising your marketing dollars.

Talk to me about how we can create the right sales and marketing approach for your property.

The property market has regained its momentum after the New Year period, which is always a little quieter as many of us are at the beach! We’ve now entered March with strong listing numbers across all types of property and price levels.

Buyer interest is vibrant with hearty open home attendance by purchasers motivated to buy and fulfil their 2017 property dreams early. It’s great to see local homes looking at their best with the sun shining and flowers in bloom.

As forecasted last year, we’re expecting home loan rates to rise in 2017 as banks and other lenders aim to pass on the pressures of overseas funding costs increasing. The great news for vendors is that we’re beginning to see a spike in the market by buyers wanting to lock in lower two and three year rates now before any major rises take place.
