Latest Statistics show the median sale price for Marlborough now sits at $650,000.00 compared with the same time last year when it was $490,0000, so we have had a steep journey increase with house prices over the past 12 months. We have seen a lift in the number of listings coming to market over the past month which is interesting as typically at this time of year we see a slow down.
The number of days to sell, now sitting at 34 up 5 days from last month but it is still sitting close to the national average of 30 days. We have also recorded a change in numbers attending open homes, February the average was 7.9 groups through an open home with the May average recording 3.5 groups through.
What does all of this say about the market?. Indications show we are moving to a “ balanced market “ which is equal number of buyers and properties.
Not a bad market to be in at all. The key to a successful sale is presenting your home at its best and working with an agent and company that cares about the best possible outcome for you given your particular circumstances.
