Do you have a rental property or manage rentals? This one is for you!
Methamphetamine - or "P" - is becoming more common everyday. We come across it more regularly and it is now a big problem for those in the residential property market.
Meth is a harmful, chemical based stimulant. Generally people smoke it through little glass pipes. When smoked or manufactured indoors, the harmful chemicals leech into the walls and materials. These chemicals then make their way from the walls into the bodies of the people inside - not nice stuff! This can cause adverse cardiovascular, respiratory and dermal effects.
So what do we recommend? Treat it the same as you would with any other aspect of property management. Do a meth test before tenants move in. Do regular meth tests when completing house inspections (you need to allow for this in your contract) and complete meth tests when they leave.
If you can prove your tenants have been consuming or manufacturing P in your house, you have grounds to have them evicted and if needed, evidence to support a civil claim to the tenancy tribunal for damages.
