With the government now formed I have seen a significant increase of buyer inquiry in the upper end of the market and expect this to be the same across the board.

This week has been very interesting for me with new clients coming on board under buyers agencies and traditional vendor agencies.

Leading into Christmas is a great time to talk to me about your real estate goals with our registered buyers looking to secure off market property.

Unlike traditional listings where the vendor must list and go online with an agency our registered buyers are introduced to your property and then if they buy it they pay us a fee. That means the vendor doesn't pay a cent in success fees. The fee the buyer pays is negotiated at the start before any properties are shown or found for them.

It also means the business is done discreetly,no advertising, no branded vehicles , no prying eyes from the public looking at your home, just qualified buyers that are looking for specific homes.

Offers are always on written Sales & Purchase Agreements and prepared for the buyer . Negotiation on price and conditions is done the normal way.

If you have an agent come to you out of the blue with a buyer for your home that is not on the market, what do you do? Well you have a choice, jump through hoops and paperwork so the agent can show them the house and pay a success fee, or ask them to get the buyer to pay their fee, or tell them to go away.

Also do you know that if you are approached by an agent with a buyer and you list with them , the cooling of period is 5 working days from the date they give you a copy of the written listing authority unlike the usual 24 hours. Consumers are covered by the Fair Trading Act, please see attached fact sheet for more details.
