Looking for a garage to rent close to city

Hi all, I’m and artist who has set up an inner city art studio where I will be running classes in ceramics, drawing sculpture. I’m looking for a space to rent/ swap for classes where I can keep and use my kiln. Between the 30-50pw mark its small and will be very carefully installed by an electrician who can certify when properly installed kilns are completely safe. Pref space would have a window it’s a single phase but draws 30 amps. I will of course pay for the power used by the kiln. :)
