We border the railway line on SH3A and are currently in negotiation with Kiwirail on an agreeable and reasonable value of leasing the strip of land we graze which is owned by Kiwirail. This amounts to around 3,000 sq. m. and does not have power or water supply. It obviously lies within 20m of a … View moreWe border the railway line on SH3A and are currently in negotiation with Kiwirail on an agreeable and reasonable value of leasing the strip of land we graze which is owned by Kiwirail. This amounts to around 3,000 sq. m. and does not have power or water supply. It obviously lies within 20m of a live railway line and is of little or no use to anyone but us. Kiwirail's suggested lease value is equivalent to >$2,600/ha + GST which I consider excessive.
In order to put a robust case to Kiwirail in regard to an exceptable charge for use of this portion of land it would be helpful to quote costs per hectare paid by lessees on equivalent grazing land. If you're providing this information it will need to be on the understanding that it can be presented to Kiwirail (in as confidential form as is possible) in order to support our case.
